Living in the Golden Triangle
East Boca Raton's most walkable neighborhood of single-family homes: about 596 houses on quiet streets between Mizner Park and the Intracoastal Waterway.
Where it is
The Golden Triangle sits just north and east of Mizner Park in ZIP code 33432. Federal Highway forms the western edge, the Intracoastal Waterway the eastern edge, and East Boca Raton Road the southern edge, with the neighborhood narrowing as it runs north. Mizner Boulevard cuts through the middle.
Why people buy here
Walkability. Mizner Park, Royal Palm Place and downtown Boca Raton's restaurants are a short walk from most streets, which is rare for single-family homes in Boca.
The water. Golden Harbour, Dingman Acres, Left Bank Estates and Kinney & Gates have docks on canals or directly on the Intracoastal. Since 2025 those waterfront homes sold for a median of $5,550,000.
New construction. With most streets not part of an HOA and lots around a quarter acre, builders keep replacing 1950s ranch homes with new two-story homes. That steady rebuilding is what keeps raising values across the neighborhood.
The beach. The ocean and the beach parks are a short drive across the Intracoastal.
Golden Triangle subdivisions
County records split the neighborhood into these subdivisions. Home counts are single-family homes.
| Subdivision | Homes | What to know |
|---|---|---|
| Boca Villas (Sections A, B, C) | 236 | The heart of the Golden Triangle, from NE 4th Street north to NE 11th Street. Quarter-acre lots, many with new modern and British West Indies style homes. |
| Golden Harbour | 97 | Canal homes off the Intracoastal on Golden Harbour Drive, Phillips Drive, Kay Terrace and NE 14th Street. The most valuable part of the neighborhood. |
| Whisem | 80 | The northern streets around NE 12th to NE 15th Terrace. More original 1950s homes, so it is where many builders are buying lots now. |

| Ocean Heights | 26 | Streets around NE 2nd to NE 4th Street, with several new homes built since 2022. |

| Boca Villas Heights | 19 | Along NE 3rd Avenue and NE 2nd Terrace near NE 11th Street. |
| Boca Rosa Heights | 16 | Near NE 2nd Street and East Boca Raton Road. |
| Alain Cushman | 14 | A small pocket of homes inside the triangle. |
| Left Bank Estates | 10 | NE 4th Lane, including waterfront homes. |
| Dingman Acres | 8 | Silver Lane on the water. |
| Kinney & Gates | 3 | A handful of large estates. |
